Small efficiency apartment for rent $425 after $100 early pay discount.

Deposit is $525

The downtown transit center (bus stop) is less than 1/4 mile away. The schools are: Barnette Elementary School, Ryan Middle School and Lathrop High School.

There is no laundry in the building. This is an old apartment with old appliances, doors, windows, walls and flooring.The floor is tiles.

CAUTION: The stairs are steep.

There is NO working shower or tub so you will need to bathe elsewhere. (The drain pipe for the shower stall has collapsed under the concrete wall somewhere.) However, all other plumbing in the apartment (toilet, kitchen & bathroom sinks) does still work. Most laundromats in Fairbanks offer public showers for a small fee and most gyms have showers included with membership. Planet Fitness has monthly plans starting at just $10/month.

Sorry, no pets.

The heat is hot water baseboard. The furnace also provides domestic hot water.
Utilities included: most of the heat (there may be a surcharge in the winter); hot & cold water; sewer; and garbage.
Utilities not included are electric, telephone, and cable.

There is an application required, which costs $25 per adult. Our applications review 3 things: criminal history (no recent felonies); landlord history (people who have been evicted should not bother to apply) and a credit check like a bank does (no recent bankruptcies or court ordered collections). When applying we also require $50 earnest money (to hold the apartment 2 days while we process the application), so be sure to bring enough cash to cover this if you think you might be applying (sorry, we don't accept anything but cash for applications). If we turn you down for any reason the earnest money is returned. When you pass it is applied to (i.e. subtracted from) your first month's rent. The only way you loose the earnest money is if you change your mind about renting the apartment.

"If you want to apply you will need to bring $25 for every adult who lives in the apartment plus $50 earnest money. The earnest money is your guarantee you will rent the apartment; if we turn you down we will refund it. If we accept you we will apply it to the rent."

As long as your credit rating isn't horrible, the deposit is equal to the rent. First month's rent and deposit must be paid in full before move-in.
